Buying a home
First Home Buyer Loans
Your first home is the biggest purchase most people make, and the loan you choose shapes the next 30 years. We work out what you can borrow, check which government schemes and stamp duty concessions you qualify for, then compare lenders and manage the application through to settlement.
Homestead is a mortgage broker, not a lender. Our service costs you nothing.
How it works
- 1
We talk through your income, savings, spending and the kind of property you want.
- 2
We work out your borrowing power and check your eligibility for government schemes and stamp duty concessions.
- 3
We compare loans across banks and non-bank lenders and get you pre-approved so you can bid with confidence.
- 4
Once you find the place, we manage formal approval, the paperwork and settlement with your conveyancer.
Who it suits
- First home buyers who want to know exactly what they can afford
- Buyers with a 5% to 10% deposit looking to avoid or reduce LMI
- Couples or singles buying in Sydney or regional NSW
- Anyone who wants the process explained step by step
What lenders look at
A guide only. Each lender sets its own criteria, and they change.
- Genuine savings history, usually over three months
- Stable income: payslips, or tax returns if self-employed
- A clean credit file and manageable existing debts
- Deposit size, which affects LMI and the lenders available
Frequently asked questions
Many lenders accept 5% to 10%, but under 20% usually means paying lenders mortgage insurance (LMI) unless you qualify for the Australian Government 5% Deposit Scheme, use a guarantor, or fit a profession with an LMI waiver. We check every option before you commit.
Under the NSW First Home Buyers Assistance Scheme, eligible buyers pay no transfer duty on homes up to $800,000 and a reduced amount up to $1 million (as at November 2026). Residence and eligibility conditions apply, so we confirm where you stand before you sign a contract.
Pre-approval is a lender's conditional indication of how much it will lend you. It is not a guarantee, but it tells you your budget and shows agents you are a serious buyer. We arrange it before you start bidding.
